The Board of Directors has been in contact with the Association’s insurance agent, attorney, community manager and M/I Homes. All agreed that the shingle damage is definitely an insurance matter.

Since all townhome owners either have their own individual HO3 insurance policies that cover wind damage as required by their mortgage provider or have the option to obtain a policy if they have no mortgage, it is up to each owner to contact their insurance company themselves if they choose to file a claim.

Many buildings show clearly visible damage but other damage may not be visible. It is therefore important that you contact your insurance company as soon as possible and advise them that you may have roof or building damage from the Friday storm and ask them how you should proceed.

Some of the shingle damage is significant and another rain or wind event will cause major issues, so please do not delay in doing this.  The Association does not provide insurance coverage for individual roofs. Our documents cover repairs and replacement due to normal wear, but not casualty damage such as occurred last Friday.

You should ask your insurance company or a licensed inspector to examine your roof, determine if you have damage and how to proceed with needed repairs. Your insurance agent or claims department should have information on how to proceed and may be able to provide a list of contractors to do the work. They may suggest working with your neighbors to have a single contractor do all of the work at once.
