On Thursday April 11, 2024, our community experienced a strong line of thunderstorms which spawned a microburst. The storm was powerful enough to lift a plastic structure from a neighbor’s lanai and send it flying into two screen enclosures, damaging both, and completely destroying the PVC partition fence between the units. After the winds subsided board members checked the community for damage and found several roof shingles on the ground at various buildings. RoofSmith roofing company was called to inspect roofs for damage and they arrived the next day, Friday. After inspection the roofer found several roofs that were damaged by the storm. The roofer stated he will provide a list of damages to associated units. Upon review of our Governing Documents and Book of Community Standards, it is clear that the repairs for damage such as described is the responsibility of individual homeowners. The following is taken from the Book of Community Standards under the section which lists Association Responsibility, “Maintain/repair/replace roofs of buildings (except in case of owner negligence or casualty event or matters typically covered by insurance under section 9.11 of Declaration).
