There has been an unfortunate increase in issues involving dogs in the community.  The conduct of dog ownership is governed by Hillsborough County Ordinances and repeated in our Declaration and Community Standards.  According to the county leash ordinance:

All domestic animals must, unless otherwise posted, be restrained at all times at a distance of not greater than six feet in length from their owner/handler and must be under the immediate and continuous physical control of such animal’s owner/handler by means of a leash, cord, chain, cage, fence or other appropriate restraining device that is of sufficient strength to restrain/contain the animal.

Two dogs have been removed from this community because they were not leashed/restrained and attacked other dogs.  With all the small kids in this community, it is imperative that all dogs be properly restrained by the owner–putting a leash on your dog and not holding onto that leash is a violation of this ordinance.  It is also a violation of county ordinances and community rules to tether your dog unless the dog owner is also outside with the dog.

There have been other problems with dog owners not picking up dog waste and allowing their dog to roam and defecate on the private property of other residents.  Please have awareness to attempt to limit this to the common areas if possible–and if not, then make sure to clean up the waste.  All owners have the right of quiet enjoyment of their property which is:

The right of a property owner or tenant to enjoy his or her property without interference. Disruption of quiet enjoyment may constitute a legal nuisance.
